The City of Roswell, through its Roswell Development Authority (RDA), has entered into a Letter of Intent (LOI) with SJC Ventures Partners, LLC for the sale of approximately 6.1 acres located at 1340 Woodstock Road (Bowen Road & Highway 92).
Under the LOI, SJC Ventures proposes to purchase the property for $5 million, representing a return on the City’s original $4.5 million investment in 2023, when it purchased 8.6 acres (see more below). Importantly, the agreement ensures that the City will retain approximately 2.5 acres to build a much-needed fire station to serve the growing area.
“This is a win-win for Roswell,” said Mayor Kurt Wilson. “We are securing a site for a new fire station to strengthen public safety, while at the same time driving economic development that brings new investment, new jobs, and new amenities for our community.”
SJC Ventures, an Atlanta-based developer, specializes in high-quality, grocery-anchored projects. The Bowen & 92 site is expected to include a grocery-based development consistent with Roswell’s Economic Development Strategy.

In other news related to the area, the City is converting the tennis courts at the Crabapple Center to pickleball courts and will also be incorporating pickleball courts at Hembree Park as part of the 2026 redesign.
